🏗️ Architectural Control Committee (ACC): Roles
🔹 What Is the ACC?
The Architectural Control Committee (ACC) exists to protect the visual harmony, property values, and overall character of Midtown Bryant. It ensures that no exterior changes or new construction violate the community’s design standards or rules.
🛠️ What the ACC Controls:
New Construction or Additions
Houses, garages, sheds, fences, patios, decks, pools etc.
Exterior Changes
Repainting, re-roofing, window replacements, or materials
Landscaping Modifications
Tree removal, hardscaping, flower beds & retaining walls
Accessory Structures
Greenhouses, play equipment, storage buildings
✅ ACC Responsibilities:
Review and approve or deny all exterior alteration requests
Enforce architectural standards and Design Code
Require submission of complete plans before construction begins
Respond in a timely manner (usually within a set # of days)
Keep records of all approvals and denials
🏡 Homeowner Responsibilities to the ACC:
Submit a written request before making any exterior changes
Include:
Drawings or renderings
Material descriptions and color samples
Any needed site plans or surveys
Do not begin work until email written approval is granted
Follow any conditions or adjustments the ACC requires
🚫 If You Don’t Submit to the ACC:
You may be forced to undo the work at your own cost
You could face fines and legal enforcement
It may block you from selling or refinancing your home
